Buying property in Austria

Buying property in Austria is not like the lengthy, stressful and bureaucratic system that operates in the UK.
The notary does all the work, we can arrange for you to meet English-speaking notary,s and accountants. Accountants in Austria are happy to arrange your mortgage, open your bank account pay all your bills etc. Opening a bank account is easy, we can recommend the bank in the village all the staff speak English, it takes least than 10 mins, also they can arrange the mortgage. To buy a property in Austria with a Mortgage you will need 30% deposit. The interest rate is lower than in Uk .

Who can buy property in Austria

Any EU citizen can purchase property in Austria. Once you have found a property you would like to buy, you sign a legally binding document with your offer. Once a price has been agreed, the seller signs this contract and is committed to the deal. (there is no turning back)
No valuation surveys are required as the banks are liable for these.
If you need to arrange a mortgage, we can provide details of a reliable, independent financial adviser to find the best deal for you based on your requirements/preferences and arrange the whole process for you. Documents such as a pay-slip, proof of address etc. can be faxed or emailed. You can get a mortgage in Euros of Swiss Francs
Finally, the signing of the deeds requires a notary who does all the conveyance plus any other legal work required for the mortgage.
The notary will normally charge a fee of 1-2 % .We can arrange the service with an efficient and well-priced notary.
It is normal for the payment to the seller to be made within 14 days following the signing of the deeds. But this can be lengthened if all parties agree.


Once you own your new apartment in Austria


Once you have purchased your property, your accountant will inform the relevant utility companies on your behalf. Also we can supply you with builder’s painter’s cleaners etc. If you want to rent out the property we can arrange for maintenance companies to look after the property.

 How long does it take to buy in Austria?

Obviously this depends on our clients’ circumstances but normally the whole process takes only 6 weeks from when the offer is made to being the registered owners.
You will need to make two trips to Austria one to view the property and the area etc. and another brief one to sign the contracts, mortgage agreement and open a bank account. This can be done in a couple of hours. (Unlike the UK)

The total price

The total cost of a property is normally to be between 10 - 11% greater than the purchase price, when all fees (including mortgage fees) are included. This comprises land purchase tax, land registry entry, estate agent's commission¹ and notary fees. But we do not charge the Estate agent fees this will save you 3.6% this is the normal amount charged by estate agents in Austria

If you require a mortgage, you should allow up to approx. 5% covering all bank and notary charges. Mortgages are currently cheaper in Austria than in the UK and are available in Euros or Swiss Francs.
It normally costs around an additional 500€ to have the contract translated into English.
But most accountants will do this for you.

Tax on rental

Tax on the rental can be offset against all the running cost and mortgage repayments, that’s if you want to run your apartment as a business. We recommend it.
This is great way to pay for your holiday home, you can claim for the entire house hold service charges, heating cost furniture etc.
