Why Buy in Austria

We think buying Austrian properties for homes and investment makes good sense. Here are just a few of the reasons why

This landlocked central European nation, often known as 'the heart of Europe' is renowned for its spectacular mountains, crystal-clear lakes and voluptuously green valleys.

Austria's cities have plenty to recommend them to property buyers with a striking blend of modern architecture, historic buildings, and continental charm. Austria boasts a strong artistic and musical tradition In Salzburg and Vienna and its snowy peaks offering excellent winter sports, and mountain walks in the summer.

Austria benefits from a very low crime rate with no organised crime; it is a very safe country in which to live and visit. There is no problems if you leave your property empty.

There is no discernable corruption in the legal system or police.

There is a highly developed and well-organised banking system

Austria has a thriving economy and is the 3rd wealthiest EU country as measured by per capita GDP, just behind Luxembourg and Ireland. In addition unemployment is extremely low.

Austria benefits from an excellent, modern and well-funded infrastructure e.g. the health service, schools, roads, public transport systems etc. The Health service is said to be the best in Europe.

Property tends to be extremely well built.

There are two enjoyable and long seasons per year, thus increasing your personal enjoyment and letting potential. Therefore, good rental potential is a probability, both in the Alps and the main cities.

Austria also has some of the best driving roads in Europe with spectacular views from the snow caped mountains to beautiful valleys, long twisting open roads that beckon us and bring back memory’s of the days when we used to go out just for a drive.

The airports in Austria are easy accessible,Flying time from London is less than 2 hours and budget fares are readily available. Airports include Vienna, Graz, Linz, Salzburg and Innsbruck which provide domestic flights as well as connections to some European countries. Those airports are particularly popular with cheap airlines such as Ryanair.

Looking for property in Austria, then come to Stadl an der mur in the beautiful River Mur valley (Murtal). Stadl is situated almost 90 miles (140 km) south of Salzburg in the province of Styria (Steiermark) - 'The Green Heart of Austria', and is also close to the borders of Carinthia (Kaernten) and Salzburgerland.

This beautiful Valley is green and lush with high mountains and the fast flowing river Mur . Mostly undiscovered by tourist and has a lovely charm. Though the middle of the valley and running along the river is the narrow gauge railway this train runs 32 kilometres from Mauru to Tamsweg two historic towns, Stadl is in the middle so shopping by train is easy with relaxing views and with the trains stopping in the middle of both towns there are no long walks to the shops

With airports Graz Salzburg and Klagenfurt all within 1 1/2 hours Stadl is the place to be.

Stadl is a quaint, small and sunny village it has a population of just over 1,000 inhabitants and has several shops along the main road including a florist, bakers, chemist, post office, hairdressers, police station and 3 supermarkets. There are 3 coffee bars serving snacks and 2 Restaurants. Also in the village there is a large hotel and a number of smaller pensions and gestofs. We even have one small night club.

For the children we have a lovely park which contains a swimming lake (fed by pure spring water), which doubles up as a skating rink in the winter, a café serving food and drinks in the summer, tennis courts, a football field, a beach volleyball court, a roller skating half-pipe, and a children's play area with wooden climbing frames and rope course. The park is a 3 minute walk from our apartments and is a pleasant way of spending a relaxing day in the Summer.

In the immediate vicinity of Stadl is the ski resort of Kreischberg. It’s just a 10 minute drive from the apartmentst to the gondola station at St Lorenzen and there are plans to build a new gondola from Stadl 4 mins walk from the apartments to the top-station making access to the slopes even easier. Kreischberg has 29 km of skiing of which 72% is either easy or intermediate. All the normal facilities can be found here with ski hire, servicing, ski schools and mountain restaurants available, all in all a great place to start your family holiday. There are 6 other ski resorts in the Mur valley, and they are all covered on the same lift pass with the resorts of Frauenalpe and Grebenzen both of which are near to Murau, being the closest town to Stadl.

Although Styria is understandably well known for the fantastic skiing area in the Dachstein Tauern Region of the Alps around Schladming, it also boasts a wonderful wine producing region that is so attractive it is likened to Tuscany in Italy. No wonder Styria is known as Austria’s best kept secret!!

So if you are looking for an impressive and stunning Austrian all year round getaway that provides you with a strong future rental potential, this is the project for you! This resort is in an enviable sun drenched position in the Mur valley. Less an 2 hour's drive from Salzburg,,Graz and Flagenfurt airports. With the new skis lift from the village due to be completed for the 2008/2009 seasons we feel this is a very good investment.

So buy now before everybody knows.

Some essential information when
buying property and real estate in Austria

Non-Austrian citizens are allowed to buy commercial property, Austrian homes, apartments, luxury chalets and investment property in Austria. If you are an EU citizen you have the same rights and responsibilities as Austrian citizens in all matters, including the purchase of homes in Austria. In most areas of Austria you are allowed to buy property as your main home or as an investment property which means that it should be offered for rent when you are not using it yourself. The additional costs associated with buying a property in Austria generally amount to 10-11% of the purchase price. For details of these costs click on the side link Additional Costs. Please note: when purchasing property in Austria it is sold ’as seen’ and as you are committed to the contract from the moment that you sign the offer document you should have thoroughly investigated both the property and surrounding area before submitting your offer.
Where to buy?
Beautiful regions with wonderful skiing in the Alps, such as Styria and Salzburger Land, allow the purchase of second homes providing they are purchased for investment and rented out when the owner is not using it unless the individual property is designated as a second home. These rules for the purchase of second homes apply to everyone, including Austrians. However, if you wish to make a permanent home in Austria there is no problem with buying any property in any area. Salzburger Land, Styria and the Salzkammergut, long since popular with German buyers, have now become very popular states for home buyers from the United Kingdom, the Netherlands and the Scandinavian countries in particular. This is partly due to the well established and increased presence of the low-cost airlines flying into Salzburg airport and partly due to the good value property available in these provinces. This landlocked central European nation, often known as 'the heart of Europe' is renowned for its spectacular mountains, crystal-clear lakes and voluptuously green valleys. Buying property in Austria has long been a popular activity for German and Italian second home buyers, but is increasingly of interest to Brits due, in part, to its growing accessibility via low cost airlines. Those thinking about buying property in Austria should be aware that the cost of living is among the highest in Europe. Property prices in Austria are still favourable to those in Britain, however, ranging from £60,000 for a studio apartment to £100,000 for a larger apartment. Detached homes start from £250,000.Since joining the EU, Austria has been obliged to change laws that required foreigners buying property to obtain permission to buy from the local authority office, with restrictions on buying holiday homes in certain areas. Now property laws apply equally to Austrian and EU citizens. If you are thinking about buying property in Austria a deposit of  l0% is usual but not necessary, returned if the sale falls through. A solicitor or lawyer handles the sale for both parties. The purchase agreement and the documents can be signed before an official at an Austrian embassy abroad and translated if required. When the contracts have been signed, the funds are deposited in a trustee account until completion occurs. The owner's details will be registered in the land registry and can take a few months and then the taxes and fees are paid by the solicitor and the agreed purchase price paid to the vendor.
